unavailable in or around San Miguel. Owners automatically receive membership
in the "Villas Club", which manages and administrates the properties.
The Villas are just steps away from Hacienda Los Pirules Resort
and Spa, and Villas Club members enjoy privileges at all the Resort facilities.

Hacienda Spa Club – Villas
Club Members are automatically members of the Hacienda Spa Club with unlimited
access to all the common facilities at the spa: exercise facilities with state
of the art fitness equipment, saunas, whirl pool baths, steam rooms, luxurious
men’s and women’s lounges, multiple swimming pools and a dining area
serving spa cuisine.
Equipment, Clothing and Storage – No
need to carry golf bags, tennis racquets or other personal sports equipment or
clothing through airports. Villas Club Members enjoy spacious and secured personal
storage year-around. Digital photos of your residence ensure that upon your return,
everything will be just as you left it.
Villas Club Shuttle Service – Villas
Club shuttles will provide airport transfers as well as transportation to and
from San Miguel’s many entertainment and cultural events.
Pre-Arrival Grocery Shopping Service – Villas
Club Members can arrange to have their villas stocked with favorite foods and
beverages prior to arrival.
Villas Club Concierge – The
Villas Club concierge will arrange transportation, tours, restaurant reservations,
golf tee times, tennis court reservations, horseback riding, mountain bike rentals,
child care, personal trainers, catered events and any other special needs.
The Villas Club Staff – The
Villas Club’s meticulously trained, world-class staff will be dedicated
to making every visit to the Villas Club fun-filled and worry-free.

“Villas at the Hacienda” is the member-owned, shared ownership
of luxurious residences operated like a private country club. In addition to
owning a spacious residence, Villa owners receive Villas Club membership and
enjoy “Hacienda Los Pirules Spa Club” privileges while in residence.
Villas Club Members enjoy use of the resort’s restaurants, lounge, living
room, shops, art studios, swimming pools, library, child and teen center and
other facilities. They also enjoy Villas Club concierge service, room service,
shuttle service, bell service, housekeeping service, and long-term clothing/equipment
storage. This form of ownership, known in the building industry as “fractionals” or “private
residence clubs”, is the fastest growing segment of the resort industry,
surpassing a half billion dollars in sales this year.

Yes. Affluent buyers at premier resorts in Aspen, St. Lucia,
Telluride, and Manhattan, among many other prestigious beach, golf, mountain
and urban destinations, have enthusiastically embraced this ownership concept.
Each of these residence clubs is owned and operated much like Villas at the Hacienda.
The creators of the “Residence Club” concept are part of The Villas
at the Hacienda team. Exchanges with other prestige properties as well as other
luxury goods - private jets, sailing and motor yachts and exotic travel - are
available through an international exchange program for all Villa Club members.
"Villas at the Hacienda" is not a timeshare development. The “concept” of
timeshare and Private Resort Clubs may be the same in that they are both owned
by more than one person, but that may be their only similarity. Timeshare is
comparable to prepaying hotel space in advance whereas ownership of "Villas
at the Hacienda" is actually purchasing real-estate. "Villas at the
Hacienda" is a fully furnished luxury home owned by more than one person
and each owner receives a deed to their ownership that can be secured with title
insurance. "Villas at the Hacienda" also come with a service package
normally associated with five star hotel resorts which has come to be expected
by a discriminating clientele. This type of service is never offered by timeshare
companies.
“ Private residence clubs are new in the market and there have not
been many re-sales due to a very high customer satisfaction. According to industry
statistics, those re-sales that have been recorded, report an average higher
resale price than the original price paid by the purchaser, which also distinguishes
this product from timeshares. The result is that demand is outpacing supply,
resulting in appreciation and good resale value, neither of which timeshares
can offer. ”
Ownership is evidenced by a real estate deed which is recorded
and can be guaranteed by a title insurance policy. Each Villas Club Member owns
a deeded interest in one of the Club’s exquisitely furnished residences.
Yes. Like any other form of real estate, a Villas Club Member’s
deeded interest can be sold, transferred or bequeathed to their heirs by the
Villas Club Member.
Yes, simply by notifying the Villa Club. The two, three,
and four-bedroom Villas have all been designed with a “lock-off” master
suite, which allows the owner the ultimate in flexibility. The owner can use
or rent an entire villa or just a portion of it. When you do not plan to occupy
your unit (or a portion thereof) for your designated time period you can:
- Rent all or part of your unit yourself
- Rent all or part of your unit through the hotel company’s
booking agent
“Bank” all or part of your unit with the external exchange partner
for use of other luxury villas located throughout the world or other luxury exchange
items like exotic travel, sailing or motor yachts or private jets
- “Bank” all or part of your unit for internal exchange
Yes. Villas Club Members have the opportunity to exchange
residence privileges with members of other residence clubs located in other prestigious
resorts or for other exotic exchanges such as travel packages, motor or sailing
yachts, and private jets all in accordance with the exchange program established
by the Villas Club.
Spouses, children and grandchildren under age 22 have full
Villas Club Membership privileges.
Yes. Individuals may form partnerships or other entities
to own a Villas Club Membership. However, the joint owners must designate the
individual who may allocate reservations for that Villas Club Membership. Only
one family at a time, while in residence, will be entitled to Hacienda Los Pirules’ Spa
Club membership privileges.
No. The Villas and their grounds at Hacienda Los Pirules
are privately owned and operated for the enjoyment of Villas Club Members, their
families and guests and are not open to the public. However, Hacienda Los Pirules
Resort and the Spa Club will be open to the general public who will abide by
the Hacienda Los Pirules Resort rules of decorum.
Each Villa owner will be entitled to a four week visit per
share each year in his designated time period - either the summer or winter -
depending on which season he purchases. Six months prior to the use period, owners
will select the time periods they desire, and use will be allocated on a space
available basis determined by a rotating priority system.
No. Villas Club Members have equal access to all residences
to provide the greatest access and flexibility. However, Villas Club Members
may request a specific residence, and this request will be honored whenever possible.

Housekeeping is provided twice a week. These services include
trash removal, towel replenishment, and bed making. Villas Club Members and guests
may request full maid service at an extra charge.

Yes. Villas Club Members pay annual fees for all expenses
associated with normal home ownership: property taxes, insurance, utilities,
gardening, pool maintenance, cleaning and laundry service, trash removal, legal/accounting,
transportation, etc. A professional manager, hired and paid by the “Villas
Club” Homeowners’ Association, handles the administration of these
services. The advantage is that 12 joint owners share these fees.

The homeowners themselves appoint a Board of Directors to
the “Villas Club” which will establish budgets and fees and appoint
administrators. The fees will be exactly what the owners determine it costs to
operate and run the property.
The Villas’ construction will be of the highest quality.
Further, a highly respected professional interior design firm will ensure that
each Villa is completely and elegantly furnished with high quality entertainment
equipment, appliances, fixtures, cookware, silverware and fine china.

During the year each Villas Club Member will enjoy a four
week visit per share during the Summer Season or Winter Season, depending on
which season they have purchased. Each year owners will choose, in advance, the
time that they want to visit San Miguel. They will receive their choice of time
periods on a space available basis determined by their priority number which
rotates each year.
